Landlords
The precise wording of leases can have a very significant effect on the value of premises, their strategic usefulness, rental levels and business profitability.

We will ensure that the documentation is legally correct, that it is tailored to suit your requirements and adequately safeguards your position. We can ensure that the lease provides the means of maximising profits from your property whilst at the same time minimising the risks. We provide advice concerning the negotiation of the lease terms. We can also work alongside your surveyor ensuring proactive management of your property including when to serve the appropriate notices under the Landlord and Tenant legislation.

Tenants
On behalf of tenants we will negotiate with your Landlord seeking to reduce the number of onerous clauses within the lease with the aim of ensuring that the best possible terms are obtained. This can have considerable benefits for your business, not just in terms of rental.

It is important that Tenants are aware that the fact that the lease has run out does not necessarily mean that the Tenant has to leave. Tenants may have security under the Landlord and Tenant Act 1954. This may mean that the Tenant automatically has the right to renew the lease on similar terms. It is essential that Tenants receive advice at the earliest opportunity to avoid unscrupulous landlords taking advantage of the position.
